What does it cost me upfront?

Nothing. Refresh Capital funds the full renovation. There are no deposits, draws, or monthly payments — our capital is repaid from your sale proceeds at closing.

How is the arrangement secured?

The renovation capital is secured by a recorded lien against the property, documented in a written agreement you review before any work begins. Everything is transparent and in writing.

Who decides what gets renovated?

We propose a scope based on what returns more than it costs in your local market — typically paint, flooring, kitchen updates, lighting, and landscaping. You review and approve the scope before work starts.

Who does the work?

Vetted local crews from our contractor network, managed by Refresh Capital. We handle scheduling, quality, and timeline — you don't manage the project.

How long does a pre-sale renovation take?

Most pre-sale refreshes are focused cosmetic scopes measured in weeks, not months. We define the timeline in the scope agreement before work begins.

Do I have to use a specific real estate agent?

No. If you already have an agent, we work alongside them — many of our projects come through agent partners. If you don't have one, we can introduce you to agents we trust in your area.
